Livability systems fail in clusters. A pinhole leak behind a shower pan soaks a floor, the floor rots, the toilet flange loses its footing and the seal starts weeping. A refrigerator that will not cool on propane turns out to share a failing control board with the water heater. Owners usually arrive naming one complaint, and a careful walkthrough of the coach almost always adds two or three related findings that are cheaper to fix during the same teardown.

This shop takes water intrusion seriously because Southern California humidity hides it. A slow leak in a wall cavity does not announce itself with mold the way it would in a wetter climate. It quietly delaminates a sidewall over two seasons instead. Any plumbing complaint gets a moisture survey around the affected area, and any soft spot found gets documented with a reading rather than a description, so the owner can decide with real information.

Appliance and climate work follows the same logic. A roof air that cannot hold temperature might have a failing capacitor, a restricted evaporator, a collapsed return duct or a gasket that has flattened enough to recirculate its own cold air. ## Scope, Facility and How the Work Is Handled

Everything in this category is performed inside the 35,000 square foot facility in Yorba Linda. Water systems are pressure tested on a bench where possible and in place where necessary, tanks are dropped on a lift rather than reached through an access hatch, roof units are pulled and set on a stand for evaluation, and refrigerators come out of their cavity so the cooling unit and the flue can actually be examined instead of guessed at.

Sanitizing, pressure testing, leak detection with dye or air, combustion analysis on propane appliances and refrigerant pressure readings on compressor systems are all part of normal verification. Owners receive the numbers. ### Can several appliance problems be handled in one visit?

That is usually the most economical approach. Water heater, refrigerator and furnace complaints often share a propane supply issue or a twelve volt control fault, and they frequently share access panels. Bringing the whole list at once lets us test the common causes first and open each cavity once. Scheduling them separately means paying for the same teardown two or three times.

### How do you find a leak that only appears sometimes?

Intermittent leaks are usually pressure dependent or motion dependent. We pressurize the fresh water system with air and hold it, which reveals losses that a pump cycling test hides. For waste and drain lines we use dye or smoke depending on the configuration. Moisture meter readings across the surrounding cabinetry and floor then show where water has been traveling even after the surface dried.

### Do you work on residential style appliances installed in coaches?

Yes. Residential refrigerators, compressor driven twelve volt refrigerators, tankless water heaters, hydronic systems such as AquaHot, washer and dryer combinations and ducted basement air conditioning all come through here. Those installations put different demands on the electrical system, so we usually check inverter capacity, bank size and circuit protection alongside the appliance itself.

### How far is the shop from Eastvale and is the work performed in shop?

The facility is at 23281 La Palma Ave in Yorba Linda, roughly twenty miles from Eastvale by way of SR-71 south to SR-91 west. All plumbing, appliance and climate work happens in shop. Nothing in this category is performed at a customer location. Simple fixture jobs often finish in a day, while tank replacement and water damage work take considerably longer.

### What happens if you find water damage while repairing a leak?

We stop and document it before continuing. Moisture readings, photographs and a description of the affected structure go to the owner along with a revised scope, because delaminated sidewall or rotted floor decking is a structural repair rather than a plumbing repair. Nothing gets closed up over wet material. The owner decides whether to proceed, and the plumbing repair can be completed either way.
