The short answer
Water inside a coach obeys the structure, not your intuition. It enters at a compromised roof penetration, spreads on top of the ceiling panel, follows a rafter or the top plate of a wall until something interrupts it, then drops through the first seam or screw hole available. The visible stain is downhill and downstream of the actual failure, so any search that starts by resealing whatever sits directly above the mark is a coin flip.
Why the stain is almost never under the hole
Look at how a laminated roof is built. Above the interior ceiling panel sits lauan or Azdel, then block foam insulation between aluminum or wood rafters, then decking, then membrane. Water that gets past the membrane lands on the decking and cannot go straight down, because the foam blocks it. It runs the rafter bay instead, the only channel available, until it reaches a break in the ceiling panel.
Those breaks are predictable: a vent cutout, a light fixture opening, the joint where two ceiling panels butt together, the crank hole for a manual antenna, the screw line under a curtain track. Water finds one, saturates the lauan around it, and the stain blooms outward. On a unit sitting nose down or nose up in a driveway, that travel distance can be several feet.
Wiring chases make it worse. A chase is a continuous void running the length of the coach, so water that enters one can surface in a cabinet a long way from the roof. That is how an owner spends a season resealing the wrong end of the vehicle.
Reading the crown of the roof and the way the unit sits
Most RV roofs are crowned, higher at the centerline and falling off both sides, so water sheds laterally rather than fore and aft. The crown is shallow and easily overwhelmed by how the unit is parked. Three inches of fall across a driveway turns the whole roof into a fore and aft slope.
So ask two questions. Which way does the roof shed by design, and which way was the unit actually sitting during the rain that produced the stain? A trailer parked nose low on a residential lot near Eastvale for the wet months moves water toward the front cap, and the front cap seam becomes a far likelier entry than anything at the rear. If the unit has been moved since, reproduce the parking attitude. Level it on jacks and you have changed the experiment.
Mapping the penetrations that sit upslope and forward
Now go up with a plan. Sketch the roof on paper and mark every penetration with its distance from the front cap and from the centerline. Mark the stain using the same two measurements taken inside. Anything downslope of it is out of scope.
The recurring culprits, roughly in order of how often they show up:
- The refrigerator roof vent, a large flange with many screws in a high traffic area.
- A plumbing vent boot, where the collar cracks around the pipe from ultraviolet exposure long before the flange bead fails.
- A skylight or bath vent flange, especially where a domed lens has crazed and the flange has cupped.
- Roof rack feet and ladder mounts, which carry load and work their fasteners loose.
- An antenna base, or the crank hole for a crank up antenna, which is a hole with a rotating shaft in it.
- A slide topper bracket, bolted through the sidewall just under the roof edge and loaded every time the awning rolls.
Inspect the roof edge along the same span too. Where membrane meets edge trim is a long continuous joint, and a two inch failure in it is easy to miss and perfectly capable of feeding a rafter bay.
The sidewall possibility directly above the stain
Not every ceiling stain comes from the roof. If the mark sits within a foot of the sidewall, check the wall before committing to a roof theory.
Water entering behind a window flange, a clearance light gasket or a corner extrusion runs down inside the cavity, hits the member where wall meets ceiling, and travels along it. It surfaces looking exactly like a roof leak. The tell is shape: a wall sourced stain has a hard vertical boundary at the wall line and feathers inward, while a roof sourced stain is roughly oval and centered on a panel seam. When the window is the source, the fix is a proper reseal of the window frame with fresh butyl tape, not more sealant over the flange.
Running an isolation test, one penetration at a time
Controlled water, one variable at a time, from the bottom up. Two people, one on the ladder and one inside with a bright light and a phone.
- Dry the interior area completely and mark the existing stain boundary with a pencil so any change is visible.
- Start at the lowest suspect point, usually the roof edge termination or the top of a window, and work upward. Testing the highest point first floods everything below it.
- Run a hose at low volume, no nozzle, onto one penetration only. Shield anything adjacent with a towel or plastic sheet.
- Hold it for ten to fifteen minutes. Real intrusion through a hairline is slow, and a two minute test will pass a joint that leaks all winter.
- The person inside watches the marked area and the nearby panel seams with fingers as well as eyes. First evidence is usually a cool damp spot, not a drip.
- Stop, dry, move up one penetration, repeat. Write down what you tested and for how long.
If nothing shows after the full map, the entry is likely above a chase and the water is surfacing far from where you are watching.
When a moisture meter and a small access cut end the guessing
A pin type moisture meter reads the substrate rather than the surface, so it maps the wet zone as a shape instead of a stain. Take readings on a grid across the ceiling and down the adjacent wall, writing each number on masking tape. The wet region has a gradient, and that gradient points uphill toward the source.
Where the meter shows a large or ambiguous zone, a small access cut in the ceiling panel is the honest next step. A four inch hole in a spot the repair will cover anyway lets you see the rafter bay, feel whether the foam is saturated, and confirm direction of travel. That is diagnostic work billed at the posted rate of $285 per hour, and it usually costs less than a second round of exploratory resealing. Once the source is confirmed, the job splits cleanly between sealing and the interior water damage restoration needed to replace saturated lauan.
How to describe the symptom when you book the work
The intake conversation sets the length of the diagnosis, so bring specifics rather than a category.
Give the stain location as two measurements, distance from the front wall and distance from the nearest sidewall, instead of "over the dinette". Say when it appeared and whether it grew after a particular storm. Say which way the unit was parked and whether the ground fell toward the front or the rear. Say whether the panel is dry or still damp, and whether it gives when pressed. List what has already been resealed and with what product, because a layer of silicone on a flange changes the approach entirely.
Mention the weather on the tow in as well. A coach that comes across from Eastvale on SR-60 through a wet morning arrives with fresher evidence than one that sat under a cover for a week, and a damp panel reads on a meter in a way a dried one does not.
