Water is what ends most recreational vehicles, and it almost never announces itself. By the time an owner sees a stain, feels a soft floor or smells something musty, the intrusion has usually been running for a season or more. The material inside a coach is thin, absorbent and unventilated, so water that would evaporate harmlessly in a house sits against lauan and batting and quietly destroys them.

There are two broad categories and they behave differently. Sudden events, a supply line letting go or a water heater failing, dump a large volume quickly into a known location, and the response is fast extraction and aggressive drying. Chronic leaks from a roof penetration, a window seal or a slide seal introduce small amounts over long periods, spread along framing, and by the time they surface the affected area is much larger than the stain suggests.

OCRV Center approaches these as investigations first. Nothing gets torn out or rebuilt before the entry path is identified and corrected, because the most expensive version of this job is the one done twice. The work is performed indoors at the Yorba Linda facility where drying equipment can run continuously and readings can be taken over days rather than guessed at in a single visit.

How is the source of a leak actually found?

By elimination and by water, not by assumption. The interior is mapped with a moisture meter to establish where the wet area begins and ends, which frequently reveals that it extends well past the visible staining. Thermal imaging adds a picture of where wet insulation is holding temperature differently. That map tells us the shape of the problem, and the shape usually points uphill toward the entry. Water travels downward, so the map narrows the search rather than widening it.

Then the exterior gets tested in sections, from the lowest suspected point upward, with someone inside watching. Testing high first floods everything below and destroys the information. Each candidate is isolated and run long enough to produce a result. On stubborn cases the interior surface has to come off to watch water arrive, which is invasive but definitive, and considerably cheaper than resealing four things and hoping. Owners who have already paid for three guesses tend to agree.

What can be dried and what has to come out?

Framing, structural members and solid wood can usually be dried and saved if they are addressed before rot sets in. Sheet material is the opposite. Lauan substrate, particle board cabinet components and medium density fiberboard all delaminate and swell as they absorb water and they never recover their strength, so once a meter reads them as saturated they are removal candidates regardless of how they look. Appearance is a poor guide once the substrate has been saturated.

Insulation is the item owners most often want to save and most often should not. Fiberglass batting holds water against everything it touches and dries very slowly inside a closed wall, and the batting itself compresses and stops insulating once it has been wet. Removing it is quick and inexpensive relative to the consequence of closing a wall around damp material, so it comes out as a matter of course in affected areas.

How is the structure dried properly?

With equipment and with time, neither of which can be substituted. Affected cavities are opened for airflow, air movers are positioned to move air across surfaces rather than at them, and dehumidification pulls the moisture out of the air rather than simply circulating it. In a closed coach, running fans without dehumidification just moves damp air from one cavity into another. Equipment stays running around the clock rather than during business hours.

Progress is measured, not assumed. Readings are taken at the same marked points daily and logged, and drying continues until those numbers reach a target consistent with the undamaged areas of the same coach. Closing a wall or laying a floor over material that still reads damp is how the mold complaints and the second round of damage happen. This step is why restoration schedules are longer than the visible work suggests.

What does the rebuild involve?

Everything removed comes back, and where possible it comes back in better material than it left. Subfloor sections are replaced with plywood properly fastened to the frame, wall substrate goes back as a composite board that does not wick water the way the original did, and insulation is renewed. Cabinet components that were removed for access are reinstalled, and those that were destroyed are rebuilt to match. Hardware and fittings are renewed rather than reinstalled corroded.

Finishes are the last step and the matching problem applies here as it does in any interior work. Flooring, wall panels and trim are carried to natural boundaries so the repair reads as a section rather than a patch. The source repair, whether it was a roof penetration, a window reseal, a slide seal or a plumbing fitting, is documented alongside the interior work so the record shows both halves were addressed.

01How do I know how bad the water damage is?
You cannot tell by looking, and that is the honest answer. A stain the size of a hand can sit above a wet area several feet across, and a soft spot in a floor tells you nothing about how far the moisture traveled along the framing. A moisture survey with a meter and thermal imaging gives you the actual extent. It is worth doing before you make any decision about the coach.
02Will my insurance cover this?
It depends on the cause. Sudden events such as a burst supply line, a failed water heater or storm intrusion are commonly covered. Gradual leaks from deferred sealant maintenance often are not, since carriers treat those as wear. Coverage determination belongs to your carrier. What we provide is documentation thorough enough that the determination is made on facts rather than guesswork.
03Can you just dry it out without tearing anything apart?
Only in limited cases where the intrusion was recent, small and confined to surfaces that release moisture readily. Once lauan substrate, particle board or batting has been saturated, those materials do not recover and drying them in place traps damp material behind a finished surface. We will tell you which situation you are in based on readings, not on what is easier.
04Is there mold in my RV if it has been leaking?
There often is, because the conditions inside a wet coach wall are ideal for it. We remove affected porous materials rather than treating them, clean and treat the surfaces that remain, and dry the structure to a verified target before closing anything. Removal and drying are what actually resolve it. Spraying a treatment onto damp batting and closing the wall does not.
05At what point is a water damaged RV not worth repairing?
When the damage has reached the structural framing across multiple areas, when the subfloor is compromised over much of its span, or when the exterior walls have delaminated extensively. At that point the cost approaches the value of a sound coach. We will give you a straight assessment with the readings in front of you rather than quoting a rebuild on a vehicle that does not justify it.
