The roof is the least inspected and most consequential surface on a recreational vehicle. Nobody sees it from the ground, it takes the harshest ultraviolet exposure of any part of the coach, and every failure it develops drains into the structure below rather than off the edge. By the time a roof problem is visible from inside, water has usually been traveling through the framing for a season or longer and the repair has grown well past the roof itself.
Roofs also carry more penetrations than any other surface. Air conditioning units, vents, skylights, plumbing stacks, refrigerator flues, antennas, solar arrays, ladder mounts and slide toppers all pass through or attach to the membrane, and every one of them is sealed rather than integral. Those sealed joints are the failure points. The field of a membrane rarely fails on its own; the perimeter of something bolted through it almost always does eventually.
In the climate around Eastvale, ultraviolet exposure does more damage than precipitation. Coaches stored outdoors along the I-15 corridor accumulate years of resin degradation and sealant shrinkage during dry months, then the first real storm of the season finds every gap that opened. That timing means the useful inspection happens before the rain, not after somebody notices a stain on the ceiling panel.
Membrane Types and How Each One Fails
EPDM rubber is the most common material on travel trailers and mid range coaches. It is a single ply synthetic rubber sheet bonded to a plywood or composite deck. EPDM chalks as it ages, releasing a white residue that streaks down the sidewalls, and it thins under sustained ultraviolet exposure until a branch or a hail impact punctures it. It is repairable with compatible patch material, and it accepts coating systems that extend its service.
TPO is a thermoplastic membrane that resists chalking better and is heat weldable, which makes seam repairs cleaner. It can become brittle at the edges as it ages. Fiberglass roofs are structural laminate rather than a membrane, so they do not tear, but they crack at stress points and their sealed transitions still fail. Aluminum roofs, found on older and some commercial units, fail at seams and fastener lines rather than in the field.

Resealing Versus Repairing Versus Replacing
Three different jobs get called roof repair and they differ by an order of magnitude in cost. Resealing removes failed sealant from around penetrations and terminations and replaces it with the correct product for the location, which is self leveling lap sealant on horizontal surfaces and non sag sealant on vertical ones. This is maintenance work and it is what prevents the other two categories from ever becoming necessary.
Patching addresses a discrete failure in the membrane itself: a tear, a puncture, a separated seam. It requires compatible material, proper surface preparation and a bond that will not lift at the edge. Full replacement becomes the answer when the membrane has degraded broadly, when the decking beneath has gone soft, or when damage covers enough area that patching would produce more seam than membrane. Deck condition, not membrane condition, is usually what forces the decision.
What Is Under the Membrane
A recreational vehicle roof is a system: membrane on top, a deck of plywood or composite, roof bows or trusses spanning between the sidewalls, insulation between them, and an interior ceiling panel below. Water that gets past the membrane soaks the deck first. Wet decking loses stiffness, and the roof starts to feel spongy underfoot before anything shows inside. Left long enough, water reaches the bows and the sidewall top plate, and the repair stops being a roof job.
That is why replacement always includes deck evaluation. Removing the old membrane exposes the substrate, and any soft or delaminated decking gets cut out and replaced before new material goes down. Skipping that step produces a new roof over a failing structure, which will telegraph within a year or two as low spots that pond water. Insulation that has been saturated also comes out, because wet insulation does not dry inside a sealed cavity.

Penetrations, Equipment and Aftermarket Installations
Anything bolted through a roof is a permanent maintenance obligation. Air conditioning units seal to the roof with a compressible gasket that takes a set over time and needs the mounting bolts checked rather than simply tightened, because over torquing crushes the gasket and creates the leak it was meant to prevent. Vents and skylights seal at a flange under lap sealant. Refrigerator and furnace flues have their own arrangements.
Aftermarket solar is the most common source of new roof leaks the shop sees. A panel mounted with fasteners through the membrane and a bead of the wrong sealant will leak, usually at the uphill edge of the bracket. Correct installation uses either an adhesive mount with no penetration or a properly flashed and sealed bracket. Owners planning a solar addition are better served having the mounting done by whoever will be responsible for the roof afterward.
Hail, Branches and Low Clearance Strikes
Roof damage from an event rather than from age follows different rules. Hail dents the air conditioning shroud and the vent covers first and may or may not have compromised the membrane, which requires close inspection rather than assumption. Falling branches puncture. Low clearance strikes are the worst case, because they tend to tear the leading edge, damage the front cap transition and displace the roof bows in a way that is not visible until the membrane comes off.
All three are typically insurance events, and they benefit from the same documentation discipline as any collision file: photographs from above, damage mapped against a diagram, and an estimate written after the membrane has been lifted rather than from ground level. A carrier looking at a photo of a dented shroud has no way to know the deck underneath is fractured. Teardown documentation is what puts the actual scope in front of the person approving it.
