Rinse the Seals Often If You Park Anywhere Near the Mira Loma Dust Line

Short answer

Fine agricultural and industrial dust acts as an abrasive once it packs into slide seals, window channels and compartment gaskets. Rinse the seal faces with clean water before you cycle a slide, brush the channels out with a soft brush, and use a dry silicone or graphite based conditioner rather than a petroleum product.

The short answer

Grit does not sit politely on a seal. It embeds in the rubber face, and the next time the room travels, the seal drags that grit across the sidewall like a lapping compound. The damage is mechanical, not chemical. Water alone removes most of it, provided the water goes on before the slide moves rather than after. The rinse order matters more than whatever product follows it, and a dry conditioner beats anything petroleum based on EPDM.

What blows off the corridor and why it clings

The dust that moves through the Mira Loma corridor is not beach sand. It is a mix of disturbed soil off open ground, material handling and aggregate fines, and the road film that heavy truck traffic grinds off pavement and tires. The particles are small enough that you cannot pick one out individually, and many of them are angular rather than rounded, because they were broken rather than tumbled.

Two properties make that mixture hard on rubber. The first is hardness. Silica and crushed carbonate are both harder than EPDM and harder than the vinyl in a window channel, so any relative motion between particle and rubber takes rubber away.

The second is that the fines hold water. They pull moisture out of the night air and out of morning dew, and rather than blowing off dry on the next windy afternoon they set into a thin cake in every corner where two surfaces meet. That is the reason a rinse works and a leaf blower does not. Compressed air moves the loose top layer and drives the rest deeper into the seal profile.

How a bulb seal ends up with a polished flat

A slide bulb seal is a hollow extrusion. Its job is to deflect against the sidewall and hold one continuous line of contact regardless of how straight the wall really is. All of its sealing ability comes from that ability to conform.

With the room retracted, the bulb sits crushed against the wall and the space behind it is a trap. Dust drifts in over weeks and packs into the crease. Now extend the room. The bulb rolls and drags along the wall through the full travel, and every embedded particle becomes a small abrasive point working in one direction. Retract it and the same particles cut back the other way.

After a couple of seasons in that environment the bulb carries a shiny worn flat along the contact line instead of a matte round face. It still touches the wall. It no longer conforms, because a flat cannot follow a wall that is not perfectly straight, and that is when a room that always sealed starts letting weather past one corner. Replacing the extrusion is routine seal work; the point is not to buy the same failure again a year later.

The wiper seal has it worse. A wiper is a thin flexible lip meant to squeegee the roof of the room clean as it comes in. Load its edge with abrasive and it stops wiping and starts scoring, leaving fine parallel lines in the slide roof surface and carrying the debris inboard instead of pushing it off. Grit in a Schwintek in wall rail is a different failure entirely. The gear teeth run in an extruded track, abrasive packs into the tooth roots, the gear climbs slightly instead of seating, and the teeth round over until a column skips. At that point you are into slide mechanism repair rather than rubber.

Window channels, compartment gaskets and the roof texture

Windows show it first, and they show it as dust rather than water. A frameless window rides in a channel with a weatherstrip and a glide track, and when that channel silts up the sash no longer lands on clean rubber. You will find a fine grey line of silt on the interior sill long before you ever see a drop of moisture. That silt is the seal telling you it has lost contact somewhere along its run, and it is the cue to book a window reseal while it is still only dust.

Compartment gaskets are usually closed cell foam or a hollow bulb held to the frame with adhesive. Grit works under the edge, lifts the gasket locally, and the cake it leaves behind holds moisture against the substrate for days after a rain that everything else shrugged off. Run a finger under the gasket at the bottom corners of each door. If it comes out grey, the gasket is doing less than you think.

Roof membrane texture is the last place people look. Both TPO and EPDM have a surface pattern, and dust settles into it around every flange and penetration where the membrane meets hardware. It is not a leak by itself, but it darkens the membrane, holds heat, and hides a bead that has started to open until someone actually gets up there and cleans it.

Rinse before you cycle, not after

Order of operations, for a slide:

  1. Leave the room in. Rinse the roof of the slide and the top wiper with a hose at moderate flow, no jet nozzle.
  2. Run the room out about six inches and stop. Rinse the newly exposed seal faces and the strip of sidewall the bulb was riding against.
  3. Run it fully out. Rinse the bulb all the way around and the wall track behind it.
  4. Brush the corners with a soft nylon brush, the kind sold for wheels, not a scrub brush.
  5. Let everything dry, then wipe a dry silicone or graphite conditioner along the bulb and wiper faces.
  6. Cycle the room in and back out once so the conditioner distributes evenly.

Monthly is enough in still weather. Through a windy stretch, do at least the step one rinse before every single cycle, even if you skip the rest. Never use a petroleum product. Mineral oil, penetrating sprays and oily vinyl dressings soften EPDM over time and turn a clean seal into a dust magnet within a week.

If your storage lot has no hose

Owners who keep a unit at one of the lots off Limonite Avenue face the harder version of this. There is often no water, the surface underfoot is decomposed granite or bare dirt, and the wind moving through the flats picks up whatever is loose in every direction. Carry a two gallon pump sprayer of plain water and a soft brush in a compartment. That is not a wash and it will not make the coach look clean. It is enough to get the abrasive off the seal face before you retract the room, which is the only part that matters.

What we look at first when a dust packed unit comes in

At intake, before anything gets written down, the room goes out and back in with one set of eyes inside and one outside. The inside person watches for daylight along the top and bottom seal lines at both outboard corners. The outside person watches the bulb roll and listens for the drive changing pitch partway through travel.

Then the seal faces get wiped with a clean rag. A rag that comes back grey from a seal the owner says was rinsed last week tells us the water never reached the trap behind the bulb. After that it is the wiper edge under a light, the window channels at the bottom corners, and the compartment gaskets. Most of what an inspection and evaluation turns up on a dusty coach is wear, not damage, and wear is cheaper to interrupt than to repair. Plenty of units that arrive from Eastvale need nothing more than new bulb stock and a cleaned track, provided they arrive before the flat spot turns into a stain on the ceiling panel.
