Once a Slide Leak Reaches the Subfloor, Plan on Opening the Floor Up

Short answer

Water tracking down inside a slide opening soaks the subfloor from below the finished surface, so patching flooring accomplishes nothing. The wet decking has to be cut back to sound material at a joist or crossmember, replaced in matching thickness, and the threshold reinforced before the slide seals and mechanism are reset.

The short answer

Water from a failed top wiper seal does not run down the outside where you would see it. It runs down inside the slide opening, behind the fascia, and soaks into the edge of the subfloor where the deck meets the slide threshold. By the time the floor gives underfoot, the decking has been wet through more than one season. The repair is structural: cut the compromised subfloor back to sound material over a supporting member, rebuild it, reinforce the threshold, and only then deal with seals, mechanism and finish.

What the fifth wheel was doing at intake

Four symptoms arrived together, and together they describe this failure almost exactly.

The floor gave underfoot at the slide threshold, the strip of deck where the room passes over it, with a soft spot about two feet wide. Vinyl plank had lifted at a nearby seam and would not lie back down. A musty smell got stronger with the slide in and the unit closed up overnight. And the slide had begun to bind on its rack and pinion, running unevenly and stalling on the way out.

That last one is the giveaway. A slide that used to run smoothly and now hesitates is rarely a motor problem. It is a geometry problem, and geometry changes when the structure the mechanism bolts to softens.

Mapping the wet before a saw touches anything

Cutting into a floor without knowing where the damage stops is how a small repair becomes a large one halfway through. A pin meter went across the deck on a grid, working outward from the soft spot until readings matched known dry floor at the far end of the unit.

The wet boundary got marked on the finished floor in tape, then re marked on the subfloor once the vinyl came up, because the two are never in the same place. Water spreads laterally through the plies of a subfloor panel much farther than it spreads across the surface. Readings also went into the wall cavity above the opening, since water that soaked the deck came down the wall to get there. That boundary then got compared against the frame layout from underneath, so we knew which crossmember the cut line could land on.

The rebuild in order, step by step

Sequence is not a preference on this job. Each step depends on the one before it being finished and correct.

  1. Map the moisture with a meter and mark the boundary on both the finished floor and the subfloor.
  2. Support the slide room out on stands, or pull it entirely, so the opening is clear and nothing is bearing on the deck being cut.
  3. Remove flooring, trim and any cabinetry that sits over or near the marked area, including the fascia at the slide opening.
  4. Pull the interior wall covering above the floor at the opening far enough to see the bottom plate and the wall cavity.
  5. Cut the damaged subfloor back to sound material, landing every cut line on a joist or a frame crossmember so both the old and new panel edges are supported.
  6. Drop the underbelly in the affected area and inspect the insulation, ducting and any wiring runs passing through.
  7. Remove wet insulation, let the cavity dry, and verify with the meter before closing anything.
  8. Install replacement subfloor in the same thickness as the original, glued and fastened into the supporting members.
  9. Reinforce the threshold at the slide opening, which sees concentrated load every time the room travels.
  10. Repair the wall above the floor, including the bottom plate if it took water.
  11. Reseal the underbelly with new material and tape so the cavity stays closed.
  12. Replace the slide seals, reset the slide, shim and adjust the mechanism, then run it repeatedly under observation.
  13. Lay flooring.
  14. Reinstall trim and fascia last, once nothing else needs to move.

Steps twelve through fourteen catch people out. Owners want flooring in early because flooring is the visible part. Lay it before the slide runs square and the first pass of the room across it will show you why that was a mistake.

Why the mechanism has to be reset after any structural change

A slide mechanism is aligned to the opening it was installed into. A rack and pinion arrangement, or an in wall rail system, depends on both sides staying parallel and the room staying square to the hole. Change deck thickness by an eighth of an inch, or move the threshold height, and the room enters at a different attitude.

That is why the binding showed up before anyone found the wet floor. As the subfloor swelled and then compressed under load, the mounting points drifted, the room began entering skewed, and the drive fought it. Motors and gears absorb that for a while and then stop.

After the floor is rebuilt, the room goes back in and gets shimmed to the corrected opening rather than to its old positions. Travel is checked at both ends, the room is measured for square in and out, and it runs full cycles while somebody watches the seals compress. Slide mechanism work after structural repair is a fitting operation, not a bolt on step.

New seals go in at the same time. The top wiper is the one that started this, and replacing it in isolation on an out of square opening just sets up the next leak. Doing slide seal replacement with the room correctly aligned means the wiper actually contacts along its full length instead of only where the gap happens to be tight.

The underbelly and insulation nobody wants to deal with

Below the deck sits a coroplast underbelly holding batt insulation against the floor. Water that soaks through the subfloor lands there and stays, because the underbelly is designed to keep things out, not to drain.

Wet batt insulation holds moisture against the underside of a rebuilt floor, so leaving it undoes the repair from below. It came out, the cavity got airflow and time, meter readings confirmed dry, and new insulation went in before the underbelly closed with fresh material and tape. Same principle as any water damage restoration job: dry everything or repair nothing.

New flooring went down after all of that, cut around the slide travel with the correct clearance rather than tight, so the room has somewhere to go when the unit flexes.

Keeping the unit from getting worse while it waits

Structural floor work takes bay time, and units usually sit for a stretch between the phone call and the shop slot. What you do during that stretch matters.

Leave the slide in. An extended room with a failed top wiper is a funnel pointed straight at the floor you are trying to save. Retracted, the opening is at least partly shielded.

Get airflow through the interior. Vents cracked, roof vent open under a cover, and a fan across the affected area will slow the spread even if it cannot reverse it. Keep weight off the soft spot, especially point loads like a jack stand or a heavy cabinet.

Park it as level as you can. Units stored uncovered on the open lots off Archibald Avenue take direct sun on the slide roof all afternoon, which cooks a marginal seal into a failed one, so a fitted top cover buys real time. Before the fifth wheel leaves Eastvale for the run over to us, get on the roof and look at the seams around the slide opening, because a second entry point above the room is common and it changes the scope.
