Water heaters generate more service calls per dollar of equipment than anything else in a coach, mostly because they combine propane combustion, an electric element, a tank exposed to hard water and a set of bypass valves that owners operate twice a year. Any of the four can produce no hot water, and the symptom looks identical from inside the bathroom. Sorting them apart takes a few minutes of testing and saves a great deal of guessing.

Suburban units use a steel tank with a sacrificial anode rod, and they fail when that rod is neglected and the tank corrodes from the inside. Atwood units use an aluminum clad tank with no anode, and they fail differently, usually at the fittings or the ECO limit switch. Knowing which one is in the bay before opening the access door changes the entire service plan, including whether an anode rod is even part of the conversation.

Tankless and hydronic systems bring different concerns. Truma units are sensitive to inlet water quality and to flow rate, and they will modulate down or shut off entirely rather than run outside their window. AquaHot hydronic systems heat a glycol loop that serves both domestic water and cabin heat, which means a single burner fault takes away hot water and heat together. Each system gets diagnosed on its own terms rather than by generic procedure.

Propane Side: Ignition, Burner and Flame

A unit that clicks repeatedly and locks out is not lighting, and the reasons are finite. The igniter electrode may be misaligned or carbon fouled. The burner orifice may be partially blocked by a spider web, which is genuinely one of the most common faults on coach appliances that sit unused. Manifold pressure may be low. The gas valve may not be opening. Testing pressure at the appliance and inspecting the burner assembly resolves most of these within the first hour.

A unit that lights but burns poorly needs combustion attention rather than parts. A lazy yellow flame with soot on the flue indicates incomplete combustion from a restricted air intake, a dirty burner or incorrect pressure. We clean the burner tube, verify the air shutter position, check the flue for obstruction and confirm manifold pressure under load with other propane appliances running, since a marginal regulator only reveals itself when demand is high.

Electric Element, Thermostats and Limit Switches

The electric element is the simplest component and the most frequently destroyed. Energizing it with the tank empty burns it out in seconds, which happens every spring when an owner turns the switch on before filling the system. A failed element reads open on a meter and often shows visible scaling or a burned section. Replacement is straightforward, but the element gasket and the tank threads deserve inspection since that is where leaks start afterward.

The ECO limit switch and thermostat sit against the outside of the tank under an insulating cover and rely on good thermal contact. When the cover is missing or the switch has loosened, readings drift and the unit either fails to heat or trips the limit repeatedly. A tripped ECO that keeps returning is a real signal, not a nuisance, and usually means the thermostat is failing to open or the tank has developed a hot spot from sediment buildup.

Tank Condition, Anodes and Hard Water

Inland Empire water is hard, and hardness precipitates out as scale inside a tank kept at temperature. Scale insulates the heating surfaces, so recovery time lengthens and the unit works harder for the same output. It also collects in the bottom where it traps water against the steel. Draining and flushing the tank annually removes it, and doing so is far less expensive than the tank replacement that follows years of neglect.

On steel tank units the anode rod is the maintenance item that matters most. It corrodes so the tank does not, and once it is consumed the tank becomes the sacrificial surface. A rod pulled at service should still have substantial material on it. When it comes out as a bare wire, the tank has already been unprotected for some time and deserves close inspection for pitting around the fittings and the drain opening.

Tankless, Hydronic and Upgrade Conversations

Truma and comparable tankless units deliver continuous hot water and remove the recovery wait, which is a genuine improvement for coaches with more than two occupants. They also demand adequate propane supply, stable inlet flow and clean water, and they will shut down rather than compromise. Service focuses on inlet screens, flow sensors, combustion air paths and the electronic control, and installation on a coach that previously carried a tank unit requires plumbing and gas line changes.

AquaHot and similar hydronic systems heat a glycol loop with a diesel or electric burner, then use that loop for both domestic hot water and cabin heat through zone exchangers. Faults tend to be burner related, pump related or air locked loops. Because the same system supplies heat, a failure in November is not a minor inconvenience. We service the burner, check glycol condition and freeze point, bleed the loops and verify each zone independently.

01Why does my water heater work on electric but not on propane?
Because those are two separate heating paths sharing one tank. The propane side involves an igniter, a gas valve, a burner, a flame sense circuit and manifold pressure, none of which the electric element uses. A propane only failure points squarely at that group. Insect nesting inside the burner tube is remarkably common on units that sat unused through a season.
02How often does the anode rod need replacing?
On steel tank units, inspect it annually and replace it when significant material has been consumed, which in hard water areas is often yearly. Aluminum clad tanks do not use one, and installing a rod in a tank not designed for it causes problems rather than preventing them. Identifying which tank the coach carries is the first step, and it takes a moment.
03Is a tankless upgrade worth doing?
For coaches with several occupants who dislike waiting on recovery, frequently yes. Tankless units deliver continuous hot water and free up the space a tank occupied. They also require adequate propane supply, stable water flow, a suitable exterior opening and plumbing modification. We evaluate the propane run, the existing opening and the water supply before recommending it, because an undersized gas line will make a new unit behave badly.
04The relief valve keeps dripping. Is that a problem?
It is worth investigating. Occasional dripping during heating is normal thermal expansion. Continuous dripping means either the valve has lost its seat and needs replacement, or the tank is seeing pressure beyond its rating from a failed regulator or a check valve holding expansion in. Replacing the valve without checking the cause simply moves the problem to the next weakest fitting.
05Do you service AquaHot and other hydronic systems?
Yes. Hydronic systems get burner service, glycol condition and freeze point testing, circulation pump evaluation, loop bleeding and independent verification of each heating zone. Because the same system provides both domestic hot water and cabin heat, we test both functions before the coach leaves. These units take longer than a tank heater and the published price band reflects the broader hour range.
