A coach furnace follows a strict startup sequence, and understanding that sequence turns a frustrating fault into an obvious one. The thermostat calls, the blower starts, the blower reaches speed and closes a sail switch, the sail switch permits ignition, the igniter sparks or glows, the gas valve opens, flame sense confirms combustion, and the burner runs until the thermostat is satisfied. A failure at any step produces a distinct and recognizable symptom.
The most frequent complaint is a furnace that blows cold air and never lights. That points at the middle of the sequence: either the blower is not reaching the speed the sail switch requires, or the sail switch itself has failed, or ignition is not occurring once permission is granted. Restricted return air, a dust loaded blower wheel and a wheel loose on its shaft all reduce blower speed enough to keep the sail switch open.
Propane heating in a coach draws heavily on the supply, and a furnace running alongside a water heater and a refrigerator can expose a regulator that is marginal. Testing manifold pressure with everything demanding gas at once is a standard step here. It is common for a furnace complaint, a refrigerator complaint and a water heater complaint reported together to resolve with one regulator, and we look for that before opening any appliance.

The Startup Sequence and Where It Stops
Diagnosis follows the sequence in order. Voltage at the board on a call for heat confirms the thermostat and the twelve volt supply. Blower operation and speed confirm the motor and the wheel. Sail switch closure confirms adequate airflow. Igniter activity confirms the ignition circuit. Gas valve opening confirms the valve and its driver. Flame sense confirms combustion is detected. Each step either passes or identifies the fault, and there is no guessing between them.
Voltage matters more than owners expect. Furnace blowers draw substantial current, and a house bank sagging to eleven volts under that load produces a blower that turns slowly, never closes the sail switch, and locks the furnace out. Owners interpret this as a furnace fault when it is a battery or wiring fault. Measuring voltage at the furnace board during blower operation catches this immediately and redirects the repair to where it belongs.

Combustion Air, Exhaust and Safety
Coach furnaces are sealed combustion appliances: they draw outside air through one passage of a concentric vent and exhaust through the other. That vent assembly is at the exterior sidewall where insects nest and road debris collects. A partially blocked intake starves the burner and produces sooting, lockouts on flame failure and, in the worst case, combustion products entering the cabin through a cracked heat exchanger. Inspecting the vent is not optional on any furnace job.
The heat exchanger separates combustion gases from cabin air, and a crack in it is a genuine safety concern rather than a performance issue. We inspect it visually where access allows and look for the indirect evidence: soot patterns, a flame that changes shape when the blower cycles, and carbon monoxide detector history. A furnace with a compromised exchanger gets condemned rather than patched, and we explain exactly what was found.
Ducting, Registers and Heat That Never Arrives
Furnace ducting in a coach runs through floor cavities and along the underbelly, and it is frequently flexible material secured with tape that lost adhesion years ago. A duct that has separated dumps heated air into the floor cavity or, worse, into the underbelly where it does nothing but warm the insulation. The bedroom stays cold, the owner turns the thermostat up, and the furnace short cycles on the limit switch because the return path is not balanced.
Correcting distribution means opening access, resecuring separated joints with proper materials, replacing crushed sections and confirming airflow at each register. Coaches with tank heating ducts routed to the underbelly need those verified too, since that circuit is what keeps holding tanks from freezing at altitude. Balancing the outlets so the furnace is not fighting itself often reduces run time enough to notice a difference in propane consumption.

Thermostats, Alternatives and Hydronic Zones
Older mechanical thermostats have wide swing and mercury free replacements sometimes behave differently than the original. Digital thermostats offer tighter control and often the ability to manage a furnace and an air conditioner from one unit. Compatibility depends on the furnace board and the wiring present at the wall, and we verify both before ordering rather than discovering a missing conductor after the old unit is off the wall.
Not every heating complaint should be answered with furnace parts. Coaches used mostly on shore power benefit from an electric supplement that reduces propane consumption and furnace cycling. Catalytic heaters offer quiet propane heat without blower draw but require attention to ventilation and moisture. Hydronic systems provide cabin heat through zone exchangers and fail at the pump, the loop or the burner rather than at anything a forced air furnace would have.
